Lantana Driveways and Patios, Built to Town Rules

Lantana publishes a clear driveway checklist, and concrete contractors who follow it from the start save their customers a second trip to Town Hall. The town had 11,504 residents and 5,659 housing units in 2020. We pour driveways, swale aprons, patios, pool decks, walks and slabs here, and we repair concrete that has cracked or settled.

What the Town's driveway checklist requires

Lantana's 1 and 2 Family Driveway Checklist calls for concrete at least 6 inches thick and does not allow steel reinforcement in the Town swale. A driveway can be no more than 30 feet wide at the right-of-way line unless an engineer designs another way to hold runoff. The part of the drive in the swale must be depressed at least 4 inches below the edge of the road pavement, and the new drive has to sit flush with the adjoining sidewalk or driveway.

The permit package asks for two copies of a survey showing improvements and easements, and two copies of a driveway plan marking the material, location, dimensions, the 4-inch swale depression, the width at the road and the square footage. A separate permit is needed if landscaping has to be removed. We prepare the plan with you and make sure the numbers match what we pour.

Why the swale depression matters

That 4-inch dip is there for drainage. The swale along the road holds and soaks up stormwater, and a driveway built flat across it acts like a dam. We grade the apron so water can still run along the swale and into the ground, and we set the drive's slope so it does not send water toward the garage.

An old town between the lagoon and I-95

Wikipedia says M. B. Lyman arrived in 1888 and, as postmaster, named the post office Lantana Point after the wild lantana plants. The Town of Lantana incorporated on July 20, 1921, covering one square mile with about 100 residents, and oyster gathering was the leading industry in the early 1900s. Interstate 95 was completed through town in the mid-1970s. The town's climate is classed as tropical rainforest, with an average of 62.45 inches of precipitation a year, so drainage and timing around afternoon storms are part of every job plan.

Housing ranges from small older homes near the water to later subdivisions west of I-95. Older drives are often narrow and patched; later ones tend to show settlement near the garage and cracks from tree roots.
