Fix It or Replace It? We Price Both
Concrete repair and resurfacing comes down to one question: is the slab worth saving? In Wellington, where Point2Homes' Census summary puts the median home at 1995 and most housing dates from the 1980s through the 2000s, plenty of driveways, walks and pool decks are showing their age. Some can be put right for a fraction of the cost of new concrete. Others have lost the base underneath, and a surface repair only delays the bill. We find the cause first, then lay out the choices with prices.
Matching the fix to the damage
- A panel that dropped or tilted: if it is still in one piece, leveling can usually raise it. In several pieces, it usually needs replacing.
- A worn, stained or pitted surface on a sound slab: a bonded overlay gives it a new top.
- Hairline and shrinkage cracks: cleaned out and sealed so water cannot get under the slab.
- Wide or moving cracks: HomeGuide's resurfacing guide says cracks wider than about 1/4 inch usually point to foundation problems and can return through a new surface. Those sections usually come out.
- Broken edges and aprons: cut back and poured new.
Leveling
Leveling raises a sunken slab by pumping material beneath it through small drilled holes. Mudjacking uses a cement-based slurry; polyjacking uses an expanding foam that weighs less and needs smaller holes. Both fill the void that let the slab drop. HomeGuide's leveling guide says leveled concrete generally lasts 5 to 10 years or more, with mudjacking typically 5 to 7. In Wellington, voids usually come from water washing sand out from under a slab, so we also look at the downspout, sprinkler or drainage path that caused it. Otherwise the slab drops again.
Resurfacing
Resurfacing bonds a thin new layer to old concrete. It fits a driveway, patio or pool deck that is level and structurally sound but worn, stained or flaking. Preparation decides how long it lasts: the old surface is cleaned and loose material removed so the topping bonds. HomeGuide says resurfacing lasts 8 to 15 years before needing repairs, and that a repair needing a new layer more than two inches thick is better handled by replacement. Options range from a plain gray topping to spray or knockdown textures popular on pool decks, to stamped overlays.
Replacing a few sections
A bad panel does not always mean a whole new driveway. When one or two sections are beyond saving, we saw-cut them out along joint lines, rebuild the base and pour new sections doweled into the old concrete. New concrete looks lighter than weathered concrete at first. If the damaged section is the apron at the street, it may sit in Village or Acme right-of-way, and Wellington's checklist calls for an engineering or public works permit for connections there. We confirm which before work starts.
When full replacement is the honest answer
- Settling or cracking across most of the slab
- A base that washed out or was never compacted
- A slab that pitches water toward the house or pool
- Years of patches that keep failing
In those cases we price a new slab and explain why a repair would not hold.
Making repairs last
Seal new cracks as soon as they appear. Point downspouts and sprinkler heads away from slab edges, since water running under concrete is the usual cause of settling here. Reseal surfaces every few years, more often in full sun.
Repair Options
Different damage calls for different fixes. We match the method to the cause.
Mudjacking
Cement-based slurry pumped beneath a sunken slab to raise and support it.
Foam leveling
Expanding polyurethane injected through small holes to lift a slab.
Crack sealing
Cracks cleaned and filled to keep water out of the base.
Resurfacing
A bonded topping over worn but sound concrete, plain or textured.
Section replacement
Failed panels cut out and replaced, doweled into the old slab.
Drainage fixes
Downspout and runoff changes so the repair is not undermined again.

Concrete Repair & Resurfacing Questions
How long does concrete leveling last?
HomeGuide's leveling guide says professionally leveled concrete lasts 5 to 10 years or more, with mudjacking typically 5 to 7. Fixing the water that washed out the base is what makes it last.
Can a cracked driveway be resurfaced?
If the cracks are hairline and the slab is level, yes. HomeGuide lists driveway resurfacing at $3 to $5 a square foot. Wide, offset cracks usually mean the base has failed, and those sections should be replaced.
Will a repair match my old concrete?
New concrete and toppings start lighter than weathered concrete and blend over time. Resurfacing the whole slab gives an even color if that matters to you or your HOA.
Is mudjacking or foam better?
Foam is lighter, needs smaller holes and often lasts longer, but costs more: HomeGuide lists $8 to $25 a square foot versus $4 to $9 for mudjacking. We recommend one based on the slab and the soil under it.
