Concrete Upgrades for New Westlake Homes

Most homeowners calling concrete contractors in Westlake own a newer house, and what they want is more usable outdoor space than the builder poured. Westlake is the newest city in Palm Beach County, incorporated on June 22, 2016, and it counted 906 residents at the 2020 census, and home building has continued in new phases since then. We extend patios, pour pool decks and walkways, add driveway width and pour pads for generators, sheds and equipment.

From farmland to a planned city

Wikipedia says the land was farmland under the Seminole Improvement District beginning in the early 1960s. Minto Communities bought 3,800 acres in September 2013 and another 200 acres in 2014, and the area took the name Westlake in September 2014 when home building began. The city covers 6.55 square miles, about 0.19 of it water, and lies south of The Acreage and northwest of Royal Palm Beach. Its name partly honors Weston in Broward County, which, like Westlake, is laid out around man-made lakes.

Working with what the builder left

A new home usually comes with a small covered lanai slab, a driveway and a front walk. Extending them well takes a few steps. We match the elevation of the existing slab so there is no lip, tie the new pour to the old with dowels or a clean isolation joint, and make sure the extension still drains away from the house. On lake lots, we keep runoff heading toward the lake bank rather than pooling at the back door.

New-construction lots are often built up with imported fill. That fill needs time and proper compaction before it carries a slab, so we test and compact the base where the extension will go instead of pouring on loose soil.

HOA approval comes first

Westlake neighborhoods are planned communities with design guidelines. Patio size, pool deck finish and color, and driveway width are common items an HOA wants to see before work starts. Send us your HOA's architectural rules or bring them to the estimate, and we will lay out the job and finish within them and give you a drawing to submit. Work in the public right-of-way, such as an apron change, may also need a city permit, which we check before we schedule.

Westlake Questions

Can you extend the patio the builder poured?

Yes. We match the existing elevation, connect the new slab with dowels or an isolation joint, and keep the slope draining away from the house.

Do I need HOA approval for a pool deck in Westlake?

Most Westlake neighborhoods have architectural guidelines, so plan on HOA approval. We provide a layout and finish details for your submittal.

Will new concrete match my builder's driveway?

New concrete starts lighter and weathers over time. We match the finish and joint pattern so the addition looks planned.
