Concrete for Palm Springs' Mid-Century Homes
Palm Springs is a village of mid-century houses, and concrete contractors working here are usually replacing slabs that have been in place for 60 years or more. The village was chartered on May 31, 1957, as Palm Beach County's 30th municipality, and about 800 homes had already gone up by August 1958. It counted 26,890 residents and 10,864 housing units in 2020. We replace driveways, pour patios, walks and slabs, and repair broken or sunken sections.
From a dairy farm to a 1950s village
Wikipedia says William A. Boutwell started dairy farming on 5 acres in 1927 and grew the operation to about 700 acres with more than 1,000 Guernsey cattle before retiring in 1956. The village was chartered the next year with no permanent residents. A 1962 profile counted 38 paved roads and about 1,300 building permits over the previous five years.
Homes from that wave are typically single-story block houses with a carport or one-car garage, a short driveway and a small rear patio. After six decades, the original concrete is often thin, cracked across the middle and patched in places. Many owners want a wider drive, a larger patio or a new slab under a carport they plan to enclose.
Annexation brought newer neighborhoods
Palm Springs has expanded through annexation since 1998 under a 1997 plan, and Wikipedia says it grew about 42 percent between 2010 and 2020, the fastest of any municipality in the county. Those annexed areas include newer homes and multifamily buildings, so a Palm Springs job might be a 1958 driveway one week and a townhouse patio the next.
Storm damage and repair
Hurricane Wilma in 2005 damaged 2,462 homes in the village to some degree and destroyed five. Storm cleanup is hard on concrete: downed trees crack walks, and loaded trucks crush aprons that were never built for them. When we look at damaged concrete, we check the base first. If the sand under the slab is still firm, section replacement can make sense. If it has washed out, we rebuild the base before we pour.
Planning a wider driveway
Widening an old driveway is the most common request we get in Palm Springs. Before quoting, we confirm the setbacks and how much of the front yard has to stay green, check whether the apron in the right-of-way needs village approval, and plan joints so the new and old sections do not crack against each other. Sometimes a full replacement costs only a little more than widening and gives a cleaner result, and we will tell you when that is the case.

Palm Springs Questions
My 1950s driveway is cracked down the middle. Repair or replace?
On slabs that old, a full replacement with a new base is usually the better choice. If only one or two sections are damaged and the base is firm, section replacement can work.
Can you pour a slab for an enclosed carport?
Yes. We check the existing slab and footing, then pour or level the floor. The enclosure itself may need a village building permit.
Do you work in the newly annexed parts of Palm Springs?
Yes. We work across the whole village, including the areas annexed since 1998.
