Concrete for Acre Lots in The Acreage
Concrete contractors in The Acreage have to plan around three things most suburbs do not have: culverts under almost every driveway, unpaved roads, and septic systems in the yard. The Acreage counted 41,654 residents and 13,813 housing units in the 2020 census, nearly all on large lots. We pour driveways, patios, pool decks, walkways and slabs for sheds, garages and workshops, and we work with the Indian Trail Improvement District's culvert permit process.
Built for grove workers on 1-acre lots
Wikipedia says the area was developed by Samuel Friedland's Royal Palm Beach Colony, Inc., to house workers for the nearby Callery-Judge and Mecca citrus groves, and buyers received 1-acre lots with few land restrictions. The Acreage lies entirely within the Indian Trail Improvement District, which maintains its roads and drainage systems. Only a few major roads are paved. There is no central water or sewer, so almost every home uses an on-site well and septic system.
That last point changes how we lay out a patio or a slab. We locate the septic tank and drainfield before we design anything, keep heavy trucks off the drainfield during the pour, and avoid putting concrete where a tank lid or cleanout needs access.
The ITID driveway culvert permit
ITID's Driveway Culvert Permit Application asks for a sketch showing the driveway centerline, measured to the nearest 0.1 foot from an adjacent property line, along with the driveway width and type. The District needs 10 business days after receiving the application to lay out the culvert and swale. For concrete or asphalt, there is a form board or base inspection before anything is poured over the culvert, and a final inspection after the swale and driveway work. Disturbed easement areas go back in Bahia sod, the permit expires 180 days after issuance, and a locate through Sunshine is required before digging.
We build that timeline into the schedule. A driveway that looks like a one-day pour can take a few weeks from application to final, and planning for it keeps the job from stalling halfway.
Water, storms and unpaved roads
Wikipedia notes that isolated local flooding happens most years, that Hurricane Irene in 1999 is the flood event residents remember, and that Hurricanes Frances and Jeanne hit within three weeks of each other in 2004. On October 9, 2024, an EF3 tornado spawned by Hurricane Milton caused significant damage. On these lots, the driveway apron and the swale crossing take the most abuse, from standing water and from rock and dust carried in off the road. We set the apron high enough to shed water into the swale, use a broom finish that holds up to grit, and pitch patios away from the house toward open yard.

The Acreage Questions
How long does an ITID driveway culvert permit take?
ITID asks for 10 business days after it receives the application to lay out the culvert and swale, then inspects the form boards or base before the pour and again at the end.
Can you pour a patio over my septic drainfield?
We do not recommend it. We locate the tank and drainfield first and design the patio or slab around them, keeping lids and cleanouts accessible.
Do you pour RV and boat pads?
Yes. Large lots in The Acreage often have room for RV, boat or trailer pads, which we pour thicker with a compacted base.
